FAQ regarding Rental Property in Cambodia
A1: First of all, select a real estate agent who is trustworthy before you begin searching properties. It is an important decision that could decide your family's security and wellbeing in Cambodia. You should check the agent's background and the reputation among people you know. After deciding an agent, you should tell him your family's needs, budget, preferred location, etc. Based on your information, your agent may select a few properties for you to inspect. Also important is you understand what you are signing before you actually sign. Because all the contracts are in Khmer and / or English you may need someone to translate.
A2: If you understand Khmer language, you may find the advertised properties in local newspapers. However, the advertised are basically for the local tenants, therefore furnished properties in the desirable locations maybe quite limited. Good real estate agents can find a property you like faster. And remember you do not have to pay the agent!
A3: Main expenses are followings, - Security deposit: (generally 1 to 3 months rent, negotiable.) - Rent in advance: (generally 3 months rents, negotiable.) If net lease, deposit money may be needed for electric company, telephone company, etc Remember, you do not pay rental commission. It is paid by the owner. There are no taxes, and other legal fees.
A4: Generally a copy of passport and visa are needed for ID purpose. Some owner may ask a letter from your employer.
A5: Most foreigners prefer furnished apartment or house. There are some furnished properties in the area popular with foreigners. Although numbers are limited and the rents are higher, they are more convenient. Unless you are intending to stay for many years, a furnished property may be a better choice.
A6: Most service apartment rents include everything. Internet may be a separate charge in some apartments. In an unfurnished villa or apartment, tenant maybe responsible for monthly electric, water, cable TV, etc. In any case, you should understand your responsibilities before you sign rental agreement.
A7: Foreign children go to a private international school. Therefore I think it is not any important as some other cities.
A8: Basically, rental contract cannot be broken. However, some owners may let you break the agreement but they will keep your security deposit (except by the case of the Force Majeur) otherwise you have to find a new tenant to replace you.
A9: Rent is payable in US money. In Cambodia, there is currency called Riel, but it is used as supplementary currency to US dollars. Use of Riel is limited to very small transactions such as buying some vegetables or tips for parking attendant.

A11: You may hear some unpleasant news about Cambodia in the News. But Cambodia is surprisingly peaceful nation. The Cambodian welcomes foreigners with smiles. Of cause, like any other countries, foreigners should be selecting a secure home in a safe area, and you will enjoy living in Cambodia.
A12: There are no bus or subway services in Phnom Penh. Generally you drive a car or ride a motorcycle. Very popular system is called “Motodop,” or motorcycle taxi. It is fast and convenient, but it could be dangerous. And driving a car by a newcomer can be hazardous because the traffic laws are very different or non-existent. Many Foreigner families get a rent-a-car with driver for the first few months.
A13: Supermarkets in the city carry many Japanese and Oversea foods. You may also venture to a local street market where fresh vegetables, fishes, and meat are sold. In the beginning you may feel some resistance; you may find it pleasurable once you get to used it. Foods are “guaranteed” to be fresh. Fish and shrimp are still jumping!
